Although in this tough economy and with the understanding that everyone is trying to save as much money as they can…More often than not it is not feasible to install a new Maint. Free product over an old deck frame that is more than 10 years old and not properly built to code! Current codes make it even more difficult! Maintenance Free Decking and Railings are a huge expense and investment. Common sense will tell you that to invest all of that money in a 25 year product and install it on old supports/ deck frame that have soaked up moisture and weather for a long period of time is only asking for trouble down the road. You will have invested a considerable amount of money in your new Maint. Free decking and railing to have the most important structural part of the deck fail sometimes sooner than later, only to have to pay for the labor/materials to remove the new material to replace what you tried to save your money on when having it refaced. There could possibly be a warranty issue with the new product having installed it on old moisture saturated framing members. Plus not to mention current codes and good building practices require additional supports for the Maint. Free products and on occasion the old footings have to be dug up to prove they meet current codes before any new work can be done on the old deck! The Building codes, especially for decks change every year and what seems to be strong and acceptable is just not enough today and when getting a permit for your new project, the deck will have to be updated to the current code. Although on occasion this can be done, it is really not recommended and will end up costing you more money down the road!

BUILDING THE PERFECT DECK

Spring has sprung in the Tri-State area! Soon many homeowners will be spending quality time outdoors, and now is the perfect time to plan the perfect outdoor deck.

A deck is a very important feature of every home, the gateway to the outside world. The deck is the outdoor stage for picnics, graduation parties, family get togethers, or just a tranquil release from the everyday grind we all encounter. Careful attention to detail is important when planning your outdoor paradise.

The 1st step in designing your dream deck, is figuring out the right size the deck should be. The rule of thumb here, is to make the deck proportionate with the house size, and backyard space it will be situated in. Shape of the deck is also important, make sure the deck enhances the house, accenting angles and curves to coincide with the homes’ individual style. Once a size, and shape are worked out, the next step is at what level should the deck be placed. The backyards landscape and terrain will certainly dictate whether the deck should be built at one level, or possibly in levels to enhance the flow of the landscape.

Stair access from the deck to the yard needs to be addressed… Stairs should be strategically located to provide a comfortable entry to the most traveled areas of the backyard, and also the size of stairways need to be in proportion with the size of the deck, and surrounding walkways.

Choosing the right deck material is also a key element of planning the perfect deck. Planning your dream deck is important, but the choice of the builder is key…’’ Recently we have had a lot of calls from customers who have been told they can save thousands of dollars by a practice called “reskinning“…. Removing the flooring and railings from decks 10 + years old, and reinstalling maintenance free flooring and rails. While initially this sounds like a thrifty way of saving money, longterm it can be a huge money nightmare….decks that were built a decade ago, were done so under softer building codes, not to mention the decade of weathering it has taken…putting a 25 year material on a deteriorating foundation is a huge mistake… Remember the deck is a huge investment, not a huge gamble.
